5 Rincon beach communities
The area of oceanside homes between Ventura and Santa Barbara is known as the “Rincon.” There are five separate beachfront communities along that stretch of oceanfront land.
As you go up the coast toward Santa Barbara, the Rincon communities are:
- Solimar Beach Colony
- Pacific Coast Highway
- Faria Beach Colony
- Seacliff Beach Colony
- Mussel Shoals

Rincon Beach: Solimar Beach Colony

The southern-most grouping of beachside homes along the Rincon is a gated enclave known as “Solimar Beach Colony” and it is considered the most desirable of all the Rincon communities.
One of the reasons Solimar Beach Colony is so desirable is that there tends to be more beach sand to walk along on at Solimar Beach than on the other Rincon beaches, which almost always remain “wet” with the waves coming right up to their seawalls.
Solimar residents share use of tennis courts, community playgrounds and gardens.
Another advantage of Solimar Beach Colony is that there are only two non-beachfront homes within the Colony. This not only provides a feeling of spaciousness within the community, but also results in no restrictions against two story homes within the Colony.
In contrast, in Faria Beach Colony, there is a 12’ height restriction on the beachfront homes so that the non-beachfront properties can enjoy ocean views from their second stories.

As one progresses up the coast from Solimar, there is a long stretch of 81 beachfront homes with a Pacific Coast Highway address. While these homes are on a busy road, the sound of the ocean drowns out any road noise once one is inside.
These are not within a gated community and therefore do not have separate amenities. However, some of the homes closest to Faria Beach Colony have access to the Colony’s tennis court.
Most of these properties have 40’ of beach frontage.

Next up the coast is the gated Faria Beach enclave with 30 beachfront homes and 18 non-beachfront homes.
To ensure the enjoyment of ocean views from the second stories of the non-beachfront homes within Faria, the oceanside homes are restricted to a single story with a 12’ height limitation.
Residents share use of tennis courts, as well as an excellent surf break right in their backyards.

Just off the Seacliff exit from the 101 South, one arrives at the gates of the Seacliff Beach Colony, which consists of 49 beachfront homes and no non-beachfront homes.
There is a substantial seawall that runs the length of Seacliff Beach Colony and a walkway that leads to community staircases over the seawall.
Currently, there are no common area facilities within Seacliff Beach Colony.
All of the properties within Seacliff Beach Colony are on 40’ wide lots, except the eastern-most five homes, which are on 50’ wide lots.

The northern-most of the Rincon beaches is Mussel Shoals, an ungated community with 28 beachfront homes, a classic beachfront hotel and restaurant (the Cliff House) and numerous non-beachfront homes.
Of all the beach communities along the Rincon, Mussel Shoals has the best beach. Enjoying a dry sand beach is mostly a year long opportunity on the western side of Mussel Shoals. All the other Rincon beach enclaves generally have “wet beaches” where the sand does not dry out between high tides.
There is a privately owned pier and man-made island right off the beach at Mussel Shoals known as “Rincon Island.” In 2017, Rincon Island was added to the California Coastal Sanctuary, ending the last operational oil drilling and production facility in the Santa Barbara Channel. However, the pier is not accessible to the public.
